What is a BER Cert

A BER Cert indicates the energy rating of a property.
The BER has different grades: "A" being the most energy efficient to "G" being the least energy efficient
There are 2 types of BER Cert:

  • A Provisional BER Cert is valid for two years and must be shown to prospective house buyers. Can be done from drawings and allows buildings to be sold from construction plans
  • A Final BER Cert is valid for ten years and apply to new and existing dwellings for sale, rent or lease

Key Implementation Dates

  • Since 1st of January 2007, all new dwellings for which planning permission has being applied for must have a BER cert. Transitional BER arrangements will apply to these new dwellings if substantially completed on or before the 30th of June 2008
  • Since 1st of July 2008 a BER cert will be required for all new (including non domestic) buildings offered for sale, rent or lease. Transitional BER arrangements will apply to these new buildings which planning permission is applied on or before 30th of June 2008 provided they are substantially completed by 30th June 2010
  • From 1st of January 2008 a BER Cert will be required for any existing building offered for sale, rent or lease.
  • There is a maximum fine of up to €5,000.00, or imprisonment not exceeding 3 months, or both for not having a BER cert when required

Why get a BER Cert?

All new & existing properties must now have a BER Cert when offered for sale, rent or lease.

Our Building Energy Rating Cert comes with an advisory report. The report shows the upgrades which would improve the energy efficiency of your home. Examples of such upgrades are:

  • Draught proofing windows & doors
  • Install energy efficient windows & doors
  • Install a draught lobby at main entrance
  • Upgrade boiler to condensing boiler
  • Upgrade heating controls
  • Insulate pipes, cylinder, etc
  • Increase insulation to walls, floors, ceilings, etc
  • Install solar panels or various types of renewable energy
  • Reduce amount of open flues

The possibility of such upgrades will depend on construction type, and wheither new or existing buildings.
By carrying out such upgrades you will reduce your energy needs, thus saving you money and making your home more comfortable.
